Renting a room or a bed
In this case usually you do not need to sign any contract. Verbal
agreement with landlord will be enough and the only paper you should
get is a receipt of a deposit being paid. The receipt should have
the relevant property and landlord’s data, and the conditions under
you get your deposit back. You should agree with the owner on all
conditions like:

Bills,
- Getting your deposit back,
- How long you are going to live in the place,
- Conditions of canceling the agreement, giving previous notice,
etc.
Renting a house or a flat
Contract
To rent a property you will have to present all
required documents. Minimum
6 months contract must be signed in which you agree to live in the
property. And, if you will not break any of the rules, landlord will
not be able to evict you from the property. When the time given in a
contract terminates (usually after 6 months), contract remains still
in force. At any time you can now terminate contract giving a
previous notice, term agreed in contract (usually 1 month).(???)

Inventory
Before moving to a new place, you should make a list of inventory on
the property. It should include all furniture and their actual
condition, all defects and faulty things in the property like stains
on carpets or walls. You should keep a copy of inventory, signed by
landlord for as long as you are going to live there.
The deposit
All you need to do now is to pay your first rent plus the deposit
and you can move in to the property. The deposit is usually equal to
your 2 weeks or one month rent and should be given back to you
according to the conditions agreed in contract. But, be careful,
because some landlords reserve the right to give your money back,
but only 1 or 2 months after you leave the place. So always make
sure that you know what you're signing.
